Less construction time, faster delivery or more sustainability are some of the advantages of buying a prefabricated house compared to a conventional home. But they are not the only ones.
One of the best known virtues of a prefabricated house is its lower price compared to a traditional house. However, they are not all worth the same. In general, there are two factors that affect the cost: size and construction materials.
Just as the size directly determines the sale price (the larger the size, the more expensive), the type of material makes the acquisition cost more expensive or cheaper.
Price of wooden houses
It is the most common material in prefabricated houses and also the cheapest. Among its benefits, it stands out that it is a light and recyclable material, with good insulating capacity. On the contrary, it needs more care than the other houses.

Price of concrete houses
Concrete, on the other hand, is more resistant and requires less maintenance. Therefore, it is one of the most demanded options.

Other materials

Thus, the average cost of a prefabricated steel house could be around 90,000 euros for a house of 100 square meters. That is, 900 euros per square meter.
As for PVC, they consider that they offer a good level of thermal insulation and, therefore, good energy efficiency. “It is, on the other hand, a very light material, which allows many finishes and hardly needs maintenance, but this is increasingly used in cheap prefabricated houses,” they point out.
According to estimates, a prefabricated PVC house of 100 square meters can cost around 50,000 euros. That is, about 500 euros per square meter.
