The Madrid City Council has inaugurated this month the works of Valdecarros, the largest urban development in Spain, an area of more than 19 million square meters where more than 51,600 homes will be built in the coming years, of which approximately 28,400 will have some type of of protection.

Last week was when the urbanization works began in the first of the eight phases of the project, which includes some 2,500 homes, to be built within an expected period of 24 months, at which time the first residents could begin to arrive. Financing and execution will be the responsibility of the Valdecarros Compensation Board, and will be supervised by the Works and Equipment area of the City Council.

The new southeast of Madrid

Everything seems to indicate that this year will be the definitive takeoff of the developments in the southeast, which aims to contribute more than 100,000 affordable homes to the capital’s residential offer. This project is made up of the urban developments of Los Berrocales, Valdecarros, Los Cerros and Los Ahijones, which combine the production of residential land (65%) and the generation of economic activity (35%), since it adjusts the needs of housing of the population with the area.

Currently, Los Ahijones and Los Berrocales have an approved management agreement and the first stage of urbanization is already underway. Meanwhile, Los Cerros is processing its management agreement and its final approval is being analysed. And, in addition, the Cañaveral urbanization is practically finished and all the processes are being accelerated to provide it with equipment and communications.

The Metropolitan Green Forest

In addition to possible housing for everyone, another of the challenges of these developments is sustainability and respect for the environment, which is why the Madrid Sureste strategy includes the Cerro de la Herradura and Los Cantiles del Manzanares parks, which will constitute future a part of the Metropolitan Forest, a new lung of Madrid. This forest is a metropolitan green corridor that will surround the entire city, but with a special presence in the southern zone. It is a ring that aims to absorb 171 tons of CO2, in addition to providing well-being, health and quality of life to the people of Madrid, especially the inhabitants of the Southeast.
