Los Cerros: 14,000 new homes in Madrid with a total investment of 3,000 million

The urbanization works of Los Cerros will begin from September. The future project in the southeast of Madrid will be developed on an area of ​​more than 4.7 million square meters, includes the construction of 14,276 -half of them at a limited price- and will entail a global investment of more than 3,000 million euros.

The urbanization project already has the approval of , after its final approval this morning during the session of the Local Government Board. This action will be executed and paid for by the Los Cerros Compensation Board itself and will be supervised by the Municipal Works and Equipment Area.

Los Cerros, located between the El Cañaveral neighborhood (Madrid) and the municipalities of Coslada and San Fernando de Henares, is an area that combines residential use with that linked to economic activity, which accounts for 30% of the total use. In addition, it will be the development of the southeast of Madrid with more green areas (170 hectares), which will contribute to the reduction of CO2 emissions, the restoration of protected green spaces, the inclusion of pedestrian itineraries and the use of bicycles.

“The definitive approval of the Los Cerros urbanization project is a key milestone for the development of this area and represents a clear example of public-private collaboration for the benefit of society, for the creation of accessible housing, new public facilities and the greatest green zone of those that are planned in the southeast of Madrid”, explains the president of the Los Cerros Compensation Board, Alejandro Fernández Díaz de Lope Díaz.

The urbanization works will have an investment of 316 million and the project will mean the generation of 15,000 direct and indirect jobs. “We want the inhabitants of this area to enjoy a modern, sustainable environment, integrated with the city of Madrid, and that combines the residential environment with economic activity,” added the president of the Compensation Board.

The urbanization works of the first stage, which has an execution period of 16 months, will begin next September, after the completion in the next few days of the adjudication process being carried out by the Compensation Board, which has companies such as , Vía Ágora, Metrovacesa and Sareb as majority owners. Construction of the first homes will begin in the last quarter of 2023. Subsequently, the second and third phases will take place, each with an execution period of 18 months.
