Prefabricated houses, mobile homes or industrialized construction: price differences and uses

The manufactured home sector has been growing significantly in recent years but has seen a significant rebound during lockdown. It is a sector that is far from the wooden house of the youth camp. Blanca del Escobal, head of marketing and communication for the Eurocasas company, answers questions about the wide range of homes offered by this sector, from camping houses to second homes or luxury mansions.

Have you noticed an increase in interest in manufactured homes in recent months?

Without a doubt. Since 2015 the number of clients who bet on this type of house has multiplied year after year, but after the state of alarm we are experiencing a totally unique situation. Our telephone has not stopped ringing, we receive dozens of clients in our Burgos house exhibition and we have many requests for information. Being locked up for so long has made many people rethink the type of house they want to be in if this situation were to occur again, which is why there are many people interested in having a second home in a town, those who decide to sell their apartment to move to a house with land in the open air and young people who are looking for a good option to emancipate themselves in our houses.

What are the differences between prefabricated houses, mobile homes and industrialized construction?

Most of the houses that are industrialized are made with materials produced within a factory but they do the construction on the land itself, while the prefabricated houses leave the factory completely finished to be assembled on the customer’s land. All our houses are prefabricated and transportable, essential to be transferred from our factory in Burgos to the client’s plot. However, this does not mean that all of them are mobile homes, since modular houses are anchored to the ground and are considered real estate, like traditional brick houses. The greatest advantage of modular prefabricated units is that they are fully adaptable in terms of distribution and surface area.

What is the average price of your prefab houses? And what about mobile homes?

We have a very wide range of prices since we manufacture with different construction finishes to be able to adapt to the needs of each client. We make from small bungalow-type mobile homes for camping, which can be around 25,000 euros completely finished, to modular houses intended to be first homes that can exceed 190,000 euros. Each person who visits us has unique needs, a different budget and a design in mind, so our job is to combine these three factors and make your dream possible.

Who is in charge of transporting the house? How is this transportation done?

The transport of the house is one of the most delicate moments of the whole process, which is why we always do it ourselves with our fleet of special vehicles. It must be taken into account that if it is not carried out by a professional who knows the process perfectly, the house could be damaged.

If it is a small house, could the client transport it himself with a trailer?

No, even if they are small, their weight does not drop below 6,000kg, so it is impossible for a person to carry out the transport with their private vehicle. In addition, as we pointed out previously, a professional with a properly prepared vehicle should always carry out the work to ensure that the house arrives at its destination in optimal conditions.

What do your customers use prefab homes for?

By having such a wide range of houses, the uses that our clients give them are very varied. From houses that are installed in a campsite to spend vacation periods, to -increasingly- first residences located in provincial capitals, going through second homes in the countryside or guest houses attached to the houses of great personalities in this country.

What tax regime does a prefabricated house have? And a mobile home?

In this sense, it is necessary to differentiate very well between what are the mobile homes, which will mainly be installed in campsites, do not need a license and have a VAT of 21%; and the transportable modular houses that are anchored to the land, need a municipal license and a construction project, and the VAT that would be applied would be 10%.

How is the supply management?

In order for the house to be placed on the ground, it is necessary for the client to prepare a concrete floor, tailored to the plans that we provide. The supplies must be brought to this floor so that when the house arrives, it is enough to make the connections and it will be ready to move into in just 2 or 3 days.

How much time passes between when the customer buys it and has it?

The time that elapses from the time the client buys the house until it is finally placed on their land may vary depending on the time it takes to prepare the construction project and the city council to issue the license. We commit ourselves by contract with the client that, after the completion of the preparation of the land, he will have his house ready within a period of between 3 and 9 months.
